In colder months, snow, ice, and de-icing salts are common culprits that can degrade concrete. As soon as you notice buildup, sweep or shovel the area to prevent prolonged contact with the surface. If you use de-icing salts, opt for products labeled as safe for concrete—avoid ammonium sulfates and nitrates, which can accelerate damage.  Sealing your concrete floor before winter offers an extra layer of protection, helping to prevent water from seeping into micro-cracks. When water freezes and expands, those cracks can grow, eventually leading to potholes or spalling. If your floor has already been sealed, check for signs of wear and consider a refresher coat if you see areas of thinning.

Spring Maintenance

Spring often brings rain and fluctuating temperatures, which can cause the ground to swell and contract. This is the perfect time to inspect your concrete floors for any cracks or damage incurred during winter. Sweep away salt and debris left behind by melted snow, and give the floor a good wash with mild detergent.

If you spot hairline cracks, fill them with a suitable concrete patch or crack filler before they worsen. For floors with an existing sealer, look for uneven sheen or dull areas—signs that the surface may need resealing. Spring is also a good time to schedule a professional anti-slip coating application if you’re concerned about slick surfaces from rain or mud.

Summer Protection

Colorado summers bring strong UV rays and occasional thunderstorms. UV-resistant concrete coatings help protect against color fading or chalking, especially for outdoor surfaces like patios or driveways. If your space is indoors, high temperatures can still increase the rate of moisture evaporation, potentially causing surface scaling if the concrete wasn’t properly cured or sealed.

Regular cleaning is essential—dirt and dust can become abrasive under foot traffic, wearing down the seal over time. Consider installing floor mats near entrances to minimize the amount of grit that tracks in. And remember to monitor for signs of dryness or cracking, which can indicate it’s time to reseal.
